Use the equity in your home to help fund life’s next big expense. Benton County Schools Credit Union offers both Closed-End Home Equity Loans and Home Equity Lines of Credit, giving you flexible options for borrowing against the value of your home.

Home Equity Loan Options

Closed-End Home Equity Loan

A Closed-End Home Equity Loan provides a one-time lump sum with a set repayment schedule. This may be a good option if you know how much you need to borrow upfront.

Home Equity Line of Credit

A Home Equity Line of Credit gives you access to funds as needed, up to your approved credit limit. This may be a good fit for ongoing expenses, projects, or unexpected costs.

Loan-to-Value Guidelines

Loan amounts are based on the value of your home and any existing mortgage balance.

Benton County Schools Credit Union may lend up to:

  • 85% of the Real Market Value shown on the most recent Property Tax Statement
    or

  • 90% of the Independent Appraised Value from a credit union-approved appraiser

Final approval is subject to credit union lending guidelines.

Documents Needed to Apply

To begin processing your Home Equity Loan or HELOC application, please provide:

  • Completed loan application

  • Most recent Property Tax Statement

  • W-2s or current pay stubs

  • Last two years of tax returns, if self-employed

  • First mortgage balance statement, if applicable

  • Homeowners insurance policy

Fees and Charges

You may be required to pay certain third-party fees to open a Home Equity Loan or HELOC. These fees generally range from $0 to $1,000.

Upon request, we will provide an itemized list of any third-party fees you may be responsible for.

Benton County Schools Credit Union does not charge:

  • Loan origination fees

  • Application fees

  • HELOC transaction fees

  • HELOC annual fees

  • Other fees associated with use of the HELOC account
